For those who are just beginning the home-buying process and have time for more comprehensive education and also receive more a financial help, we offer one-on-one assistance on various topics, such as, credit repair, budget analysis, home-buying, mortgage qualifying, maintaining your investment, landlord guide, and purchase contract. We also have some tax tips for buyer and seller for those who are interested.

A Homebuyer Workshop


Buying a house is the greatest investment in one’s life, attending an intensive homebuyer workshop help him/her go through the whole complicated process by providing information on all aspects of the home-buying process, mortgage products and post-ownership responsibilities. Upon completion, you can meet with CFI housing consultant.


A Counseling Session


A consultant will help you through the home-buying process. At the first meeting, your consultant reviews your financial documents and your credit report, which CFI will help you obtain. Your consultant can qualify you for a mortgage product if you have provided the necessary documents and you have met the criteria for the mortgage product. If your consultant cannot qualify you at the first session, he/she will tell you what you must do to qualify in the future.


Qualification


Having problem becoming qualified? If you are not qualified at the first meeting, come to us. We have experience consultants who will help you by answering your questions and reviewing documents you provide. If there are errors on your credit report, your consultant can help to correct them. The consultant will also provide information on what steps to take to re-establish credit or resolve other issues.

Items required for qualification:


1. Last 3 months bank statements

2. Last 2 years tax return

3. Last 2 pay stubs.


Once you’re qualified, your consultant can tell you the maximum amount you can borrow and your monthly payments. Your consultant can also estimate how much money you will need during the purchase process. He will also refer you to a CFI Real Estate Buyer Broker/Agent. You will remain qualified as long as your financial circumstances do not change. If you have not submitted a lender application within three months from being qualified, you will be asked to update your documents.


Property Search


Once qualified, you will be offered the opportunity to meet with a CFI Buyer/Agent who will represent you in your housing search. At the initial meeting you will discuss the type of house you are interested in buying. Your CFI Buyer Broker/Agent will identify properties that may meet your needs by reviewing local listing services and other resources or property information


Viewing the property: Your Broker can arrange for you to view properties and can accompany you. Refer properties you have identified to your CFI agent before contracting the other party. Your CFI Agent will provide you with a Multiple Listing Service or any other documentation of the property and provide the answers to your questions.


Conditions and Negotiations: Upon deciding to buy the property an offer with conditions will be made through your CFI agent to the selling party. Your CFI Agent will negotiate on your behalf to represent your interests since he/she has access to information on comparable sales. If the offer is accepted you will sign a Purchase and Sales Agreement. If the offer is rejected then you may have an opportunity to submit a new offer.

Property Inspection: The property has to be inspected by a qualified home inspector to provide you with a report of the condition of the property. CFI can assist you in identifying an inspector.
